We expect the Portsmouth housing market to remain broadly stable in 2026, following a cautious period of adjustment through late 2024 and 2025. Rather than dramatic swings, the year ahead points toward modest growth, steady demand, and improving confidence among buyers and renters alike.
Prices: Flat to Modest Growth
Average house prices in Portsmouth eased slightly during 2025, reflecting affordability pressures and higher interest rates. Looking ahead to 2026, national forecasts suggest modest price growth of around 1–4%, supported by gradually easing mortgage rates. Locally, this is likely to translate into price stability with small uplifts rather than rapid gains, making Portsmouth comparatively good value within the South East.
Buyer Demand: Cautious but Improving
Buyer activity is expected to remain measured, particularly in the first half of the year. However, improving affordability should help first-time buyers re-enter the market, especially given Portsmouth’s lower price point compared with nearby cities. Sales volumes may remain steady rather than buoyant, but confidence should slowly build as borrowing costs soften.
Rental Market: Continued Pressure
The rental sector is likely to remain strong throughout 2026. With rents having risen modestly year-on-year, continued demand from tenants and limited supply suggest further gradual rent increases, particularly for well-located family homes and smaller flats.
